How is this done? Are these guys for real? How are these seats available NOW when a presale hasn't even been initiated?

If they are for real, which they might be, it's b/c brokers get tickets before anyone else.
It's the pre-sale before the pre-sale. The promoters sell these tix to these folks way ahead of time above face value. If the broker doesn't sell them, they end up being sold back to the promoters at a loss or they hit the walk out front before the show. It's sick the way this shit works, but it's suckers who don't know, who will spend the money on these tix!
